What is a Party Wall?
A Party Wall is a structure that divides two properties. It can be a wall between terraced houses, a boundary wall, a fence or even a floor separating flats. The ‘line of junction’ can divide the wall straight down the middle or can be the face of wall that is built exclusively on the property of one of the owners.
What is a Party Wall Agreement?
A Party Wall Agreement or a Party Wall Award is a legally binding document between the Building Owner and Adjoining Owner that stipulates the scope of works, the methodology and the settlement of fees.
What Kinds of Property and Construction Work Does the Act Cover?
The Act covers all types of property including such as residential, commercial and industrial projects. It covers all types of work including: new builds, extensions, alterations, repairs, excavations and more.
Do I Need A Surveyor in Order to Comply with the Act?
A surveyor is not required to serve a notice to the adjoining owner. However, surveyors must be appointed if the adjoining owner dissents to the served notice. Although not needed to serve the notice it is recommended that a surveyor be employed to advise on serving the notice to avoid any errors which can result in complications, delays and additional costs.
